Jack--Exactly right! As a thirty plus year veteran, I've seen our industry go from the local lender who got a salary (no incentives, no yield spread premiums) to mostly mortgage brokers with, as you say, 'no skin in the game'. These folks are also often not in the community, and will never see the borrowers again--unlike the local lender who lived and worked in the same community and depended upon a good local reputation to stay in business.
